Whole Foods Construction To Begin This Month in Marlboro

Pagano Development Co., Inc. has acquired a 17-acre site at the intersection of Routes 9 and 520, paving the way for the construction of the Marlboro Commons shopping center.

Developers will reportedly break ground this month on the long-awaited Whole Foods, which will be in a new Marlboro Commons shopping center according to a press release from R.J. Brunelli & Co.

A specific start date was not cited for the 100,000 square foot shopping center, which according to the lease is already 60 percent pre-leased by , a free standing Walgreens and the existing free standing PNC Bank.

"We're looking to round out the mix with upscale tenants that are complementary to the type of clientele that Whole Foods will draw to the center," said Richard J. Brunelli, president of the retail real estate brokerage. "Between its easily accessible, high-traffic location and the anchor presence of the , we anticipate that Marlboro Commons will be considered an 'A' location by most national chains."

The brokerage company went on to state the location is prime, located on the "going home" side of Route 9 for commuters, in an area with an average household income of more than $124,000.

“People always think it’s financially driven, they think it’s about income. But one thing we do look at is the number of college educated people in an area,” Whole Foods spokesman Michael Sinatra said. “We’re very selective in what we do. We don’t grow fast in that every store is custom built for the community."
